Our end goal is to provide a superior product, delivered within an expedited construction schedule.
A wise man once said that the battle is won before it starts. How true this is when it comes to construction and development. We work hand-in-hand with developers and investors before the design team puts pen to paper, to ensure the vision is clear, obtainable, and within budget. We eagerly share our expertise on multi-family, student housing, urban in-fill, and mixed-use dwelling construction, as well as creative strategies that could increase density and add value, while maintaining the overall budget.
Collaboration with Design Team
There are many trades involved in the development of a profitable commercial structure. Since we are all on the same team and working towards the same goal, we think collaboration is not only the smartest thing to do but also the most efficient, prudent, and profitable way to accomplish our common goal.
Needless to say, our participation in the design phase is imperative. By increasing the diversity of experts within a project early on, we increase innovation and creative problem solving. Our goal is to provide the team with a clear and precise plan that has been thoroughly combed through by all parties involved before we start construction.
When you take construction schedules as seriously as we do, collaboration and efficiency are a must.
Expedited Construction Schedules
Necessity drives invention, and thus we have developed a specialized process to expedite the construction process from permitting and demo to vertical construction and obtaining our Certificate of Occupancy. Working in the extremely time-sensitive micro market of West Campus student housing, projects MUST be finished within 12-14 month time periods…OR ELSE! Thus far, all our student housing projects have been on time if not early.
Luckily our standards for scheduling and expedited construction can be applied to other project types across Austin. In our opinion, all projects have the potential to become “fast-track” projects. After all…Time is money!
Simple, right? Proactive preparation + expert collaboration + expedited construction schedules = the opportunity to provide our client with a successful project on-time and on-budget.

Quality Counts
The status quo of the construction industry is not our standard practice. Therefore, it is no surprise that what has been done in the past is NOT what we are doing.
Here are some ways we have added value and stayed on the cutting edge of what is possible in our industry:
- Add waterproof add-mix to below grade concrete to prevent weeping
- Install white vinyl back board for garage ceilings to maintain aesthetic appeal and improve cleanliness and efficiency
- Offer JV opportunities for the right projects to decrease soft cost and help our clients get their projects off the ground
- Apply high quality vapor barrier and flashing tape to exterior envelope to uphold integrity
- Increase isolation and R values of wall and floor assemblies
- Utilize a unique submittal approval process
- We require higher quality materials than what was specified for the project to address waterproofing
On The Cutting Edge
We have had the privilege of working with incredible developers, architects and engineers to:
- Construct the 1st double podium project in West Campus
- Construct the 1st West Campus project to be delivered on time, within budget and without a single G.C.-driven change order
- Construct the 1st double transfer slab in West Campus and deliver it early
- Consult on the 1st triple podium project in West Campus – scheduled to begin construction early 2020
